WNPM views on-site management as key to the success of an apartment community. The staff at every managed community is trained to be representative of the WNPM philosophy to "treat each property as if it were your own". The result of this philosophy is apparent in the caring attitude of the staff towards their residents, along with constant vigilance and scrutiny regarding the integrity of the presentation and maintenance of the community, which ultimately translates into increased value of the asset for property ownership.

Being able to effectively manage a diverse portfolio of multi-family homes requires a constant monitoring of issues that may cause risk. Keeping our clients risk exposure to a minimum is our foundation to ensuring profitability. Western National has a devoted staff of Risk Management professionals charged with this responsibility. Understanding the complexities surrounding the management of these issues, as well as the significant legal ramifications, WNG developed iN.Compliance to report and track risk management issues. This integrated web-based application catalogs, monitors and reports all fire, life and safety issues so that management can cost effectively administer the risk involved with owning and managing an apartment community.
This electronic purchase order system enables our on-site associates to create and manage purchase orders from start to finish. iNOrder was developed to help control and forecast expenses by confirming community budgeted funds in real time. In addition to being paperless, the work of receiving and matching purchase orders with invoices has been centralized in the corporate office, freeing up time for our associates to concentrate on renting apartments.
All purchase orders go through an electronic approval process based on the P.O. amount and the current community budget performance. When the product or service reflected in the purchase order has been received, the invoice is scanned at our corporate office where it is matched up to the approved purchase order and ready to be paid. With over 200,000 invoices processed through this system each year, staff is able to keep a close eye on expenses while still processing payments to our preferred vendors in a fraction of the time.
Our clients want complete access to the information they need to ensure their property is maximized as an investment, as well as a safe and comfortable place for their residents to live. With this in mind, iN.Touch was developed. This online, web-based application allows our clients and designated representatives access to this information in a secure environment from anywhere in the world, day or night . Information such as financials, Occupancy, real time budget performance, and even details such as specific invoice images are readily available for review and download.
One of the most important keys to the operation of a property is the establishment of a good resident relations program. In 1998, our Customer CARES Program was established to insure that our residents have the ability to communicate openly and thoroughly about both positive and negative issues at their communities. It's our belief that it's the management company's responsibility to have satisfied residents. This can only be accomplished by maintaining open lines of communication and responding to residents needs in a timely manner. Our Customer CARES Program does this.
