WNPM views on-site management as key to the success of an apartment community. The staff at every managed community is trained to be representative of the WNPM philosophy to "treat each property as if it were your own". Risk Management

Risk Management is a critical component of successful multifamily real estate property management. Western National Group is proud to maintain one of the industry's only in-house team of risk management experts. With a long history of success with claims management, training procedures, and loss prevention practices, Western National Property Management can demonstrate a track record of lower premiums, reduced worker compensation exposure, and other long term savings benefits for owners of the properties we manage.

A brief listing of the fully integrated strategic risk management services we offer our apartment communities includes:

Purchasing

The Purchasing Department is a resource group providing assistance to Property Management and Property Owners.

The Purchasing Department specializes in negotiating volume discount agreements for supplies and services, as well as negotiations and specification development for recurring services performed at the properties. Recurring service contracts are entered into a database and reviewed on an annual basis. Costs are compared on a per unit basis by service type. Purchasing also oversees the set up process for all suppliers and vendors. Criteria and standards have been established for all suppliers and vendors, and include providing evidence of insurance coverage.

Purchasing services are as follows:

This integrated web-based application catalogs, monitors and reports all fire, life and safety issues so that management can cost effectively administer the risk involved with owning and managing an apartment community.

Screen shot showing in-house company applicatin called iNOrder This electronic purchase order system enables our on-site associates to create and manage purchase orders from start to finish. iNOrder was developed to help control and forecast expenses by confirming community budgeted funds in real time. In addition to being paperless, the work of receiving and matching purchase orders with invoices has been centralized in the corporate office, freeing up time for our associates to concentrate on renting apartments.

All purchase orders go through an electronic approval process based on the P.O. amount and the current community budget performance. When the product or service reflected in the purchase order has been received, the invoice is scanned at our corporate office where it is matched up to the approved purchase order and ready to be paid. With over 200,000 invoices processed through this system each year, staff is able to keep a close eye on expenses while still processing payments to our preferred vendors in a fraction of the time.
